I will ask you probing questions to get a deep understanding of what you’re looking for in a home and help you better identify what exactly it is you’re looking for. I’ll take you to a couple houses to start and make note of what you loved and hated to refine my search criteria.

Once I get a better sense for your preferences, I can curate a list of properties that are closer to your dream home, and, most importantly, I can steer you away from ones you will never like. I’m here to make sure you don’t waste your time going around seeing places that are not within your criteria.

Apart from your ideal home’s features, you’re also looking for the right neighbourhood to call home, to evaluate all possible home options, and to negotiate the best price for your new home; I’ll be guiding you through this process.

Do You Need a Real Estate Agent to Buy a Home?

Short answer, no, you don’t need a real estate agent to buy a home. You can find listings that look great in the pictures and book showings with busy listing agents. The disappointing truth is many homes don’t live up to their pictures.

Looking for a home yourself ultimately takes much more time and can lead to you paying too much for a home or not finding the best home to match your dream home wish list. Hiring an agent to comb through listings to find the worthwhile ones can save you time and a headache.

If you’re not experienced with home buying, you might not be able to identify problems in the homes you’re looking at. Also, if you don’t have a real estate agent and want to negotiate a contract, the seller’s agent is obligated by law to get the best deal for his clients, not you!.

So, no, you don’t need to hire a real estate agent, but it’s a smart move.

Before viewing a property together, I’ll provide you with the home’s vital details like price, closing dates, market value, and features that match your list. I’ve also got a pulse on which neighborhoods are hot and which are diamonds in the rough and will give you the scoop on the area’s safety, schools, and other features.

When you think you’ve found “the one,” I’ll give you my honest opinion. I’ll never recommend you buy a home that I wouldn’t buy or felt I couldn’t resell if I was in your shoes.

How Much Can You Afford?

Knowing how much of a loan you can reasonably take out will help you considerably in your buying journey. The worst thing is to list everything you need and want in a house only to realize you can’t afford those kinds of features for your price range.

As your partner in buying a home, I will help you understand how much you can reasonably afford and how to find the right home features to match that price. I will connect you also to mortgage brokers who will advise on best rates and products out there that suite your specific circumstances.

When buying a house, I highly recommend getting a mortgage pre-approval, which is a document from your lender which states how much credit they are willing to extend to you to buy a home. Receiving a pre-approval adds peace of mind to the buying experience because you know your price range and proves to sellers you are serious about buying.

Making the Offer

When you’ve found the home of your dreams, you want nothing more than to get your hands on the keys and move in.

Before you can do that, we’ll need to submit an offer to the seller which states your price and any buying conditions. Your offer price is crucial; you want it to be competitive enough that the seller will take you seriously but you don’t want to overpay for your new home.

Not great at negotiations? That’s ok, I am! I’ll negotiate on your behalf to ensure we don’t overspend on your dream home. Remember, as a realtor, I’m obligated to work in your best interest.

As we prepare the offer, I’ll recommend an enticing offer and any conditions you should consider. If the seller counter-offers, I’ll work with the seller’s agent to get you the best deal on the house. I’ll guide you through each offer scenario and explain the possible outcomes. I will also give you my honest and professional opinion on each so you know you’re making an informed decision.

When the Sale Closes, the Real Work Begins!

The best part of my job is calling my clients to tell them “you got the house!” Their excitement is electrifying and fulfills my career.

But I don’t stop working for you when you finally land your dream home. Just because the offer was accepted doesn’t mean the work is over. There will be administrative tasks, home inspections, and mortgage paperwork to manage. I’ll work with you and advise you on what needs to be done for your lawyer, mortgage broker and so on.
